LendInvest launches buy-to-let index

Today’s Landlord has been informed that the index will be published monthly and is taken from a range of proprietary sources and compiled by the firm’s data science team. This includes over a million data points, provided by Zoopla and data from the UK Land Registry.

LendInvest’s will also provide a breakdown of the UK BTL market in detail, such as the average rental yield for all postcodes across the UK, as well as going further to show information by number of bedrooms.

The new index is freely accessible on LendInvest's website, where you can access interactive graphs and charts, a creative and useful tool for BTL investors.

Commenting on the index, Christian Faes, CEO of LendInvest, said:“The LendInvest Buy-To-Let Index is consistent with our whole ethos at LendInvest - providing investors with quality information, and bringing transparency to what is often an opaque market.

An indication as to what the index can show you comes from October's results, which found:

The average rental yield from BTL property is currently 5.9 per cent pa for a one bedroom property, compared with a 4.6 per cent pa rental yield for a three bedroom property.

Over the last four years, the average capital gain for BTL property has been 2.5 per cent pa.

Over the last year, postcodes EC3, WC1 and WC2 have provided the highest total investment gains (year on year total gain of 25 per cent);

L8 (Liverpool) was the worst performing postcode in the UK.
