Long Harbour SFH fund enters operational phase

The business is now managing three schemes as it scales towards its £1.2bn target

The Long Harbour Single Family Housing Fund (LHSFF) has entered into its operational phase, taking over management of its first completed properties.

This has seen the LHSFF take over the homes at three schemes in Kent, Essex and Derby.

The LHSFF, which launched in December 2024, is Long Harbour’s second single-family venture, with the first venture having operated over 500 properties across the South East of England.

All homes in the LHSFF will be let and managed by Home by Way of Life, Long Harbour's residential lettings and management business.

The homes are located at: Orchard Mill in Ditton, Kent, forward funded with Miller Homes; Newhall in Harlow, Essex, acquired from Vistry Group; and two sites forward funded with Bellway — one at Snelsmoor Village in Derby and the other at Weavers Field in Desborough.

There are plans for the LHSFF to be operational on several more sites by the end of 2026.

“Taking handover of our first homes is a defining moment for the fund, as we move from deploying capital into building new homes to generating long-term income for our investors,” said Jack Spearman, managing director of SFH at Long Harbour.

“Alongside this progress we continue to grow our pipeline, reflecting the strength of our partnerships with leading housebuilders and the depth of demand for high-quality single-family rental homes across the UK.

“This is just the start for the LHSFF as we look to scale the fund towards its £1.2bn target.”
