Rent rises for 67% of tenants in 2024

More tenants have seen their rents rise in 2024, with 67% reporting an increase in how much they pay - up from 50% in late 2022.

In a wide-ranging survey by Generation Rent, it was also found that evictions had dipped over the same period.

The most common reason given by landlords for rent rises was “higher market rents” which affected 20% of private renters.

Cost of living was the reason for another 12% of rent rises with other reasons, or none given, in 13% of instances.

The amount rents have increased by has also grown since 2022.

In 2024, over 20% of tenants have found their rents to increase by over £100 a month.

By contrast, in mid-July 2022 less than 10% of tenants saw their rents increase by this month.

When asked about evictions, one in six respondents - in a sample of over 1000 renters - reported facing an unwanted eviction over this previous year.

This is down slightly from the one in five reported in the summer of 2023.

However, Generation Rent has found evidence of growing bidding wars between tenants which is a trend that has seen “dramatic” growth since the pandemic.

In 2024, one in five renters have experience of being in a bidding war compared to one in 40 in 2019.

Mass viewings have also become much more common since the pandemic and now nearly half of renters are asked to provide guarantors (compared to less than 25% in 2019).
